Bayside’s older blocks went up in the 1920s and 1930s, Tudors and Colonials with steep roofs and a lot of corners, with postwar Capes and split-levels behind them and shops with apartments above along Bell Boulevard. None of those residential blocks is landmarked: the 2007 push to protect Bellcourt, Lawrence Montauk and Weeks Woodlands never went through. Bayside’s only historic district is Fort Totten, the former Army base, so unlike Douglas Manor next door, homeowners here don’t need Landmarks approval to change a roof.

Steep Tudor Pitches Need A Different Approach

Bayside Hills has some beautiful Tudor-era homes with steep pitches, and those roofs need a different approach than the flatter, newer sections nearby. Steep pitch means different safety setup, different fastening, sometimes different material altogether to suit the architecture. I’ve had customers in Bayside surprised that their neighbor’s quote was completely different from theirs. Different roof, different job.

Bayside recorded 6.35 inches of rain in two to three hours on 31 July 2025. The tracks by the station went under; on Bell Boulevard water came through a roof and took a ceiling down.

The 1920s and 1930s Tudors and Colonials here were built with steep roofs, and most have picked up a dormer or a back extension since. Every one adds a joint. The open slopes outlast the joints by years.

Bayside Roofing Questions

It depends how deep the work goes. New shingles over the existing wood deck count as an ordinary repair, no permit, unless the energy rules call for insulation. Replace the deck itself and it’s filed with the Department of Buildings.
Probably nothing on the open slope. Rain like the July 2025 storm doesn’t beat good shingles, it beats drainage. Full gutters, a blocked drain, or water backing up under the lowest shingles will put water inside a sound house.
The covering, not much. The metal, yes. Salt air works on the small parts first: nails, screws, gutter hardware, the metal at joints. Nearest the water we use stainless and aluminum, not plain steel.
Where the water stands. On those buildings failures are almost always at the edges, or the drains. Our commercial crew is Carlisle factory trained, working in Carlisle TPO and EPDM, flat-roof materials.
Only if the entire roof deck or assembly is replaced. Local Laws 92 and 94 of 2019 then require solar panels, a planted roof, or both, with a compliance-or-exemption form filed alongside. Replacing the covering alone is not the same thing.
